Renting privately? Here’s what you can do next

We understand how frustrating it can be to deal with problems in your home — especially when they’re not being fixed.

Whether it’s damp, mould, leaks or something else, living with disrepair can affect your health, your comfort, and your day-to-day life. If you’ve already reported the issue and nothing has changed, it can feel like you’re not being listened to.

Why we can’t assist with private landlord claims

Our service is focused on helping council and housing association tenants with housing disrepair claims.

If you rent from a private landlord, your situation is still important — but the process for dealing with it is different, and we’re not able to assist directly with private tenancy claims.

You still have rights as a private tenant

That doesn’t mean you don’t have options — you absolutely do.

Private landlords in the UK have a legal responsibility to keep your home safe and in good repair. If they fail to do so, there are steps you can take to get the issue resolved.

What you can do now

  • Report the issue in writing
If you haven’t already, contact your landlord in writing (email or letter) and clearly explain the problem. Keep a record of all communication.
  • Give a reasonable amount of time
Landlords should be given a reasonable opportunity to carry out repairs, depending on how serious the issue is.
  • Contact your local council
If your landlord does not act, your local council’s environmental health team may be able to inspect the property and take action.
  • Seek independent advice
Organisations like Citizens Advice and Shelter can guide you through your options and next steps.

Useful organisations that can help

  • Citizens Advice – free, confidential advice on housing issues
  • Shelter – specialist housing support and legal guidance
  • GOV.UK – guidance on renting and landlord responsibilities

What evidence could help your situation

If you’re dealing with ongoing issues, it can help to keep:

  • Photos or videos of the problem
  • Copies of messages or emails to your landlord
  • Notes of when the issue started and how it has worsened
  • Any medical evidence if your health has been affected
